01 · Acquisition

Buy a property to flip

New listings appear on the city map each day, shown in their wrecked state so you can size up the opportunity first.

  • Every listing shows bedrooms, bathrooms, floors, size, and both its current and purchase price.
  • Buy with cash, or tap your remaining borrowing capacity if funds are short.
  • A property's condition — Wrecked, Basic Remodel, or Fully Remodeled — sets its value multiplier.

02 · The Market

Location sets the price

Cities set the overall market level. Districts, rated 1 to 5, set how valuable a location is within that city.

Condition multiplier

Wrecked, Basic Remodel, and Fully Remodeled apply 0.55×, 0.82×, and 1.00× to value.

District rating

Each district is rated 1 to 5, from lower-value up to the most expensive part of town.

Size & rooms

House size plus bedroom, bathroom, and half-bath counts feed directly into value.

Recalculated value

After construction, value is recalculated from every factor combined.

03 · Planning

Plan the renovation before you build

The Remodel Planner walks you through style, floor plan, renovation level, extras, and crew before construction starts.

  • Pick a design style — Modern, Scandinavian, Industrial, Luxury, Mid-Century, or Coastal.
  • Keep the existing floor plan or choose one of two alternative layouts.
  • Assign a worker to every required role before you can complete the plan.

04 · Scope

Choose Basic or Full Remodel

Basic Remodel covers the core trades; Full Remodel adds a complete upgrade package once you've hired an Interior Designer.

Basic Remodel

Carpenter, Electrician, Plumber, Drywaller, and Painter — with at least two carpenters required.

  • Covers the fundamental construction and finishing trades
  • Cheaper and faster than a Full Remodel
  • No added roof, HVAC, windows, or landscaping
  • A solid fit when a property doesn't need the full package

05 · Layout

Change the floor plan

The planner can keep the current layout, or swap in an alternative that changes size and room count.

  • Alternative plans can add floor area, bedrooms, bathrooms, or half-baths.
  • A bigger or reconfigured layout means more demolition and construction work.
  • Weigh the added value against the added renovation cost before you commit.

06 · Crew

Hire the crew that gets it done

Post a job ad, wait a day for applicants, then compare skill level against daily rate before you hire.

Carpenter

Core to every remodel — handles demolition and carpentry work.

Electrician

Required on every remodel; a second electrician is needed for a Solar Panel System.

Plumber

Handles plumbing on every Basic or Full Remodel.

Interior Designer

Unlocks Full Remodel and handles finishing; available after your second remodel.

07 · Construction

Watch the build through four phases

Demolition, Construction, Finishing, and Finalization each need their own trades, and a worker can only be on one job at a time.

  • Worker productivity — 0.60× to 1.60× — sets how fast each phase moves.
  • Up to two projects can run at once, but a shared worker can only help one at a time.
  • Random events can delay a project, so build in some budget slack.

08 · Budget

Extras, loans, and interest

Optional extras add cost and sometimes need specialist staff. Loans and interest shape how much risk you're carrying.

09 · Payoff

Stage it, list it, sell it

Once construction closes, set a staging budget and a listing price, then work through the offers that come in.

  • Listing price can move about ±20% around the property's current value.
  • Offers show buyer type, financing method, and price before you accept or decline.
  • Accepted offers enter escrow, and a successful escrow adds the proceeds to your cash.
